Your figures

A first look.Start your journey in 3 easy steps.

Income in step 1, the loan in step 2, stamp duty in step 3. Every result is an illustration, not a mortgage offer and not what a lender will advance.

Step 1

Income

Purchase or remortgage?
First-time buyer or homemover?
Total income

This choice selects first-time buyer or homemover rates, and the matching stamp duty.

Add a property value, loan and term. The rate is taken from the table below.

Step 3

Stamp duty

The price comes from step 2. England and Northern Ireland only. First-time buyer or homemover follows step 1. Additional property is the only choice you make here.

Add a purchase price in step 2 to illustrate stamp duty.

High-street indication

Sample rates for this loan-to-value

A sample from seven high-street residential guides, read on 27 October 2026. Not a live whole-of-market search, and not a mortgage offer. Each deal shows the lowest rate with a product fee and the lowest rate with no fee. The lowest pay rate is selected to start. Choose another row and step 2 uses that rate.

Add a property value and loan amount in step 2 to see a high-street indication.

  • Each lender is matched on its own upper band. A lender that steps from 60% to 75% is shown at 75% for a loan between those figures. A higher band than that lender's next cap is left out.
  • Loyalty, existing-customer, new-build, affordable-housing and buy-to-let products are not in this sample. An additional-property choice changes stamp duty only. It does not switch these rates to buy-to-let.
  • The monthly figure uses your term and repayment split, at the product's initial rate, for the whole term. A fixed or tracker rate will not last the whole term. The product fee is not added to the loan.
  • Part interest-only is not on every product, and several of these lenders cap it below 90% loan-to-value. Credit, income and property type can all remove a product. This is an indication of price, not evidence that you qualify.

Remortgage vs rate switch

Preparation is everything. If your current deal is not ending just yet, no problem. We can put you into our diary and start a review 3 months ahead. We will compare rate switch options from your current lender to the rest of the market and show you the options. We book a deal and then sit tight. We can take advantage of any rate drops before the new deal kicks in, and that booked rate stays reserved if rates move the other way.

Mortgages we arrange

Process

How it works

  1. 01

    Tell us the brief

Income, deposit, property, timescales. A 20-minute call or brief email exchange is usually enough to see whether we can help and what the monthly cost might look like.

  2. 02

    We search the market

We are not tied to one bank. We compare lenders and source the best options based on your circumstance and requirements, including specialist lenders that aren't on the high street.

  3. 03

    Recommendation

We discuss your options and help you decide which route to take. You get a clear recommendation, costs, and an illustration.

  4. 04

    Application to offer

We manage the application, chase underwriters, mortgage survey, document review and keep you (and your solicitor) updated. We do all the heavy lifting.

  5. 05

    Offer to completion

Once the offer is in, we're still here to help. We'll liaise with your estate agent, solicitor and assist where needed to get your new mortgage over the finishing line.
